When you can, ask them questions about their issues and challenges.
Say things like….. “I might be able to help you with X. Would you please answer a question or two to help me better help you?”. Then ask a question or two.

Most marketers don’t understand is how to fully optimize their lead magnets.
Lead magnets can boost lead generation and conversions when you maximize its use. Lead magnets improve conversion when your followup messages contain some references to the document they downloaded (or the video they watched). It helps make it more personal.
Not implementing lead nurturing
Very few people buy right away. I read somewhere it’s in the range of 4% to 6%. The rest of us need to learn more. If you don’t follow up with your leads you are guaranteed not to close them.
Don’t leave your leads in the cold. Use your lead nurturing campaign to nurture your leads until they take the final action.
